A leaking roof is one of a property owner's worst nightmares. Even a small leak can lead to significant damage to your home's insulation, ceilings, walls, and structural framework, not to mention creating an environment for dangerous mold growth. The key to avoiding these costly repairs is proactive maintenance and regular inspections.
It's a good practice to inspect your roof at least twice a year—once in the spring and once in the fall—and after any major storm. Look for any damaged, missing, or curling shingles, as these are common points for water to enter. Pay close attention to the areas around vents, skylights, and chimneys. The flashing—the thin pieces of metal installed to direct water away from these joints—is a frequent culprit for leaks. Ensure the flashing is secure and the sealant around it is not cracked or peeling.
Another critical maintenance task is to keep your gutters clean. Gutters clogged with leaves and debris can cause water to back up and flow underneath the edge of your roof. This can lead to rot in the roof decking and fascia boards. Ensuring your gutters are clear and downspouts are directing water several feet away from your foundation is a simple but essential step in preventing a wide range of water-related problems, from the roof all the way down to the basement.
