Exterior Waterproofing Methods for Ultimate Protection

When it comes to keeping your basement or foundation dry, stopping water before it ever has a chance to penetrate your foundation walls is the most effective strategy. This is the goal of exterior waterproofing. It’s a more intensive process than interior methods, but it provides the most complete and durable protection against water intrusion and the hydrostatic pressure that causes walls to bow and crack.

The process begins with excavating the soil from around the entire foundation, down to the footings. This exposes the walls for cleaning and repair. Any existing cracks are patched and sealed. Once the surface is prepared, a waterproof barrier is applied. This is typically a polymer-based sealant that is sprayed or rolled on, creating a seamless, rubber-like membrane that is impervious to water.

After the membrane is applied, a drainage mat or board is often installed. This creates an air gap and provides a clear path for water to flow downward. At the base of the foundation, a new footing drain system (often called a "weeping tile" or "French drain") is installed. This perforated pipe collects all the water and channels it away from the foundation, either to a storm sewer or a sump pump. This multi-layered approach ensures that water is managed and diverted, relieving pressure and keeping your foundation completely dry.
